Playa del Carmen Real Estate News ? New City Hall Construction ...

Two days ago, Playa del Carmen witnessed an important historical event ? they placing of the cornerstone of the new city hall and civic center.? The most significant part about the event is the move that it represents of the city center from the current downtown area on the beachfront to a new civic, commercial and cultural center for the city back from the beach ?behind? the federal highway.? This move is sure to have an impact on Playa del Carmen real estate in several ways.

The event, which started at 5 pm Tuesday, September 4, saw the Governor of the State, Roberto Borge laying the first stone of the new building which will service as the City Hall, the main focus of municipal administrative offices, and the new city theater.? Those designing the city theater consulted with experts from one of the country?s leading universities (UNAM, The National Autonomous University of Mexico) and the country?s most important museum and center for performances, Palacio de Bellas Artes in Mexico City; the consultation was to ensure that the theater met the specific needs and requirements to perform music, theatrical plays and other similar activities.? The presence of this theater is sure to boost Playa?s emerging support for cultural events.

The construction of the 1st phase of the new city hall and theater is supposed to last about 9 months, and will require an investment of $104 million pesos (about $8 million USD.)

Along with the new City Hall, the municipal government of Playa del Carmen (officially called ?Solidaridad?) is moving all its public services and main offices across the federal highway, about 3 miles back from the beach. Most current residents will know the location because of large mall called ?Plaza las Americas? and the city?s second Walmart, both of which are within a couple hundred yards of the site of the new City Hall.? This general area, focused on the main access road known as ?Arco Vial? is also home to the new police headquarters and 2 large, new public hospitals.

For those interested in real estate investment, this move has opened up opportunities for good potential on properties near the new city center; with new services appearing rapidly, there is a good possibility for increased property values as well as growing rental potential.? While the area is currently focused on local Mexican residents, the proximity to these same services may give a handful of nicer communities directly surrounding the new city center appeal for some expats in the near future.

The current downtown area will continue to strengthen its focus on tourism and expat residents ? hotels, restaurants, shops, supermarkets and other related services, focusing more on the atmosphere of a small beachfront town, with a walk-everywhere lifestyle; it will continue to be the focal point for Playa del Carmen condos for sale for expats, with more nice new condos appearing constantly.

With this vision in mind, the current city hall near the beachfront will be converted into a museum, although it has not yet been announced what the focus of the museum will be.

The move of the municipal offices and main public services to the far side of the federal highway comes in response to the city?s growing needs; during the last decade, Playa del Carmen saw a population boom, and continues to grow at about a 5% per year.? The new city center will better serve the growing population and place services closer to those who use them most.? It is also contributing to the beautification and modernization of the city, both of which are good indications for real estate buyers.
